A new year always comes with a big question: “Is this the year we finally make a move?”In the Philadelphia region, 2026 is shaping up to be a more balanced, “normal” feeling market, more options than a few years ago, steadier prices, and a little more breathing room for buyers and sellers to think instead of rush. But whether it’s the right year for you isn’t just about the market. It’s about your life.

Here are three questions to ask yourself if you’re wondering whether 2026 should be your year to move.


1. Does Your Current Home Still Fit How You Actually Live?

Forget what your home looked like on closing day. How does it work for your real, everyday life right now?

Think about:

  • Space: Are you squeezing a growing family, working from the dining table, or feeling like you have rooms you never use?
  • Layout: Does the flow make sense for how you cook, relax, host, or work?
  • Location: Are you still in the right neighborhood for your commute, schools, or lifestyle?

For some people, that might mean wanting to trade a Center City condo for a rowhome in South Philadelphia or a twin in Upper Darby. For others, it’s moving from a suburban Main Line home to something with more land in South Jersey. When your home no longer fits your daily reality, it’s often a sign that a move isn’t just a “want” it’s becoming a “need.”

2. Are Your Financial Plans Lined Up With Staying vs. Moving?

You don’t need to have every number memorized, but you should have a basic sense of what staying or moving means for your finances.

Ask yourself:

  • If you’re thinking of buying, what monthly payment range feels truly comfortable not just what a lender might approve you for?
  • If you’re thinking of selling, what would you want from the sale to feel good about your next step—paying off debt, moving up, downsizing, or investing?
  • Do you know roughly what your home could be worth in the current market?

The Philadelphia area is expected to see steady, moderate price growth in 2026, with more inventory than the last few hyper‑competitive years but still not an oversupply. That means there can be real opportunities for both buyers and sellers, especially if you take a little time now to get clear on your budget, savings, and credit.

3. If the Right Opportunity Showed Up, Would You Be Ready?

A lot of people say, “We’ll move if something perfect pops up,” but they haven’t done any of the prep that would let them move quickly when that home actually appears.

Being “ready” doesn’t mean having boxes packed. It means:

  • Having a pre‑approval or at least talking to a lender so you know your realistic price range
  • Having a plan for what to do with your current home sell, rent, or hold for a bit
  • Having clarity on your top three non‑negotiables (location, commute, layout, outdoor space, school district, etc.)

In 2026, buyers in the Philadelphia region are getting a little more time and a little less pressure than during the peak frenzy years, but good homes in good locations still move. The more prepared you are, the less likely you are to watch the right fit pass by because you weren’t ready on paper.

What If You’re Not Sure Yet?

You don’t have to be certain that you’re moving this year to start the conversation. Some of my favorite meetings are with people who say, “We’re not sure if we’re ready yet we just want to understand our options.” Sometimes the answer is “Yes, 2026 makes sense.” Other times it’s “Let’s take six months to a year to get your finances, repairs, or timing lined up so you can make a strong move later.”

Either way, you’ll feel less in limbo and more in control.
